Chimney Level 2 Inspection in Thousand Oaks: Written Report, Licensed Technicians

Last January, a homeowner near the Kanan Road corridor called us about a smell that wouldn't leave. They'd been burning oak and eucalyptus logs three or four nights a week since November. Their home was built in the late 1970s, a single-story ranch with the original prefabricated fireplace still intact. The smell was acrid, almost chemical, and it lingered in the living room for hours after the damper was closed. They assumed the chimney just needed a cleaning. But when we asked how long it had been since anyone looked inside the flue with a camera, the answer was never.

That call is common in Thousand Oaks neighborhoods where heavy wood-burning is still part of daily life during cooler months. Homes along the Oak Park hills and near the Agoura Hills border sit in valleys that trap cold air, so fireplaces run harder and longer than in most of Southern California. Three to four burns per week over a five-month season creates real creosote accumulation, especially when homeowners burn local hardwoods that produce dense, slow-burning coals. A surface-level visual check from the firebox can't tell you what's happening eight or twelve feet up the flue. We ran a CSIA-standard Level 2 inspection on that Kanan Road home using a rotating camera inserted from the top of the flue. Within the first few feet, we found 3rd-degree creosote: a hard, glazed coating bonded to the clay flue tiles. This is the most dangerous grade. It doesn't brush off. It ignites at roughly 451°F, and a single overfired log can reach that threshold. Twelve feet down, the camera revealed a lateral crack in one of the flue tiles, likely from the 1994 Northridge earthquake. That crack had been invisible from below for thirty years. Under NFPA 211, any crack that compromises the flue's ability to contain heat and combustion gases is a failure. The homeowner needed a chimney repair before burning again.

A Level 2 inspection is required by code whenever a property changes hands, after a chimney fire, following seismic activity, or when the appliance type changes. But in heavy-use areas like Oak Park and neighborhoods bordering Agoura Hills, we recommend one every few years even without a triggering event. Creosote builds faster than most people expect when you're burning four nights a week.
