Fireplace Inspection in Thousand Oaks: Written Report, Licensed Technicians

Last November, a homeowner on a quiet cul-de-sac near the Oak Park community center called us about a sharp, acrid smell coming from her fireplace every time she lit a fire. She and her husband burn oak and eucalyptus three or four nights a week from October through March. That's heavy use by Southern California standards, and it had been going on for at least six winters without a single inspection. She told us the smell had gotten worse over the past year, and she'd noticed dark, shiny deposits on the firebox walls. Her main concern was carbon monoxide. With two kids sleeping down the hall, she didn't want to guess whether the fireplace was safe.

When we scheduled the visit, she mentioned a neighbor along the Agoura Hills border who'd had a small chimney fire the previous season after years of heavy wood burning. That story had been circling through the neighborhood and finally pushed her to call. Her worry was specific: she suspected the firebox panels had cracked behind the creosote buildup, and she wanted to know if combustion gases were leaking into the wall cavity. We started with an NFPA 211 Level 2 inspection, which includes a camera scan of the full flue interior. Before we could even get clean camera footage, we had to address the creosote. The firebox walls were coated in 2nd-degree deposits: thick, flaky tar that had hardened in spots toward 3rd-degree glaze. Underneath, once we cleared sections for visual access, we found two hairline refractory panel cracks running vertically along the rear wall. The cracks hadn't yet opened enough to expose framing, but clearance-to-combustibles measurements showed the gap between the firebox shell and the wood framing behind it was tighter than the minimum CSIA standards require. The damper also wouldn't seat fully closed, which explained cold drafts and wasted heating energy between burns.

We documented everything with photos and measurements, then walked her through the findings at her kitchen table. The refractory panels needed replacement before the next fire. The damper needed resetting. And the creosote required a full mechanical cleaning before any of that work could happen safely. We scheduled the fireplace repair for the following week and had her back to burning safely within ten days.
